New Home Inspection
Call us when you're ready to buy a new home no matter if it's a new home, remodeled home, manufactured home or an older home. Typically done after the offer is accepted to make sure you're not getting a lemon. Visible areas of the roof, attic, outside, bathrooms, kitchens, garage,electrical, HVAC, plumbing systems,crawlspace and more is inspected.
Pre-Drywall Home Inspection
This inspection is done right before the drywall is applied. Framing, plumbing, electrical ,certain HVAC systems and anything else installed up to that point is inspected. Once the drywall is installed it will not only be harder to verify certain systems but harder to fix if something was to arise from the condition later.
Crawlspace Inspections
Though a crawlspace inspection is part of a regular home inspection, some people opt for only having their crawlspace inspected. There's a lot of action going on in a typical crawlspce. Structural supports, floor framing, insulation, plumbing, electrical and often HVAC equipment is located in the crawlspace. Since the crawlspace is out of sight it is often the most neglected part of the home and the place where we find the most deficiencies.
One Year Inspection
The One Year or 11 Month inspection as some people call it is done right before the warranty expires on a new home. Many people want to have an issue that pops up or a condition that they are concerned with addressed before the warranty expires. This will be the last chance to have the builder correct any issues.
Maintenance Inspections
Maintenance inspections are done for a variety of reasons. Often maintenance is neglected, on rental property for instance and the owner seeks to verify conditions. Sometimes owners want advice about crawlspace issues. Whatever the reason we're here to help.

Manufactured Home Inspections
Manufactured Homes are built in a factory and transported to the site. They can include mobile homes, double wide mobile homes or modular homes. Modular homes have a regular site built foundation and the home is transported and set by crane onto the foundation. They can look much like traditional homes in style. Modular homes will have a crawlspace and an attic typically; however a manufactured home may not have an attic access. Crawlspace moisture issues, plumbing leaks, roof leaks and issues with additions or alterations are common issues here.
Mobile Home Inspections
Mobile homes are factory built on a steel frame and transported to the site by truck. It can be single or double wide. Since mobile homes have a steel frame they are sometimes relocated to a different lot after original placement. It's important to get mobile homes inspected just like regular homes. Manufactured and conventional site built homes are built to slightly different standards. Plumbing leaks, roof leaks, grading, foundation issues and substandard decks are common issues.
- Well Inspection functional testing is available upon request. This inspection will determine how your well is performing at inspection time. See our Blog on Well inspections for more information on this.
- FHA or VA well water analysis is available for our home inspection customers who need it. This water analysis is sometimes required by the lender. The FHA/VA tests for bacteria, ecoli, coliform, nitrites, nitrates and lead.
- We also offer a standard scan which tests for the above items plus about 21 minerals and other substances which indicate water quality. Results take 5-7 days for both tests.
- Asbestos sampling is available upon request. We’ll sample the suspected substance and send it to a lab for analysis.
- Mold Sample Analysis. We can sample suspected mold and send it to the lab for analysis if this is a concern for you.
